Minimum rental requirements at Daniel Woods Real Estate
We aim to be transparent about what we look for in a rental application so you can apply with confidence. Our leasing team uses a consistent scorecard to evaluate each adult applicant. Here’s what we consider:
What We Look For:
- Income
Your total household income (or voucher amount) should be at least 3x the monthly rent. You'll need to provide supporting documents like pay stubs or benefit letters. - Credit Score
credit score of 650+ is preferred, but we will consider applicants with scores between 550–649 depending on other strengths in your application (such as rental history or income). - Employment History
We value stability—ideally, you've been with the same employer for at least 2 years. - Rental History
Strong rental history with no open collections from previous landlords or property managers is important. Extra points if your current rent is equal to or higher than the unit you're applying for. - References
positive landlord reference is best, but we also consider professional or character references. - Complete Application
All adults must submit a fully completed application, including valid government-issued ID. - Move-In Funds
We require proof of move-in funds or program approval at the time of application.
What May Lead to Denial:
- Recent Eviction
Evictions within the past 4 years may result in denial. - Low Credit
While we review credit in context, a score below 550 may not meet the minimum threshold.
Automatic Denials:
- Criminal History
Any felony conviction, guilty plea, or no contest within the last 7 years will result in automatic denial. - False Information
Submitting false or misleading information will result in immediate denial, regardless of other qualifications.
